It is a liability-you pay taxes on it every year. There is not cashflow.
Appreciation is very minimal, speculation
Very time consuming to sell when you need money
Cost of developing is high if it is not developed yet
Maintenance costs like lawn mowing if needed
On the other hand, if the land is located in a good place, you can have passive income by leasing it to farmers, hunters, solar panels, mobile homes, wind energy, car dealerships, cattle grazing or housing development. So, location is what matters the most.
If you buy land in developing countries like India, the appreciation is phenomenal due to readily available buyers due to high population.
